FROM THE CONVERSATION

Longmont and Niwot, through a brother and sister’s eyes

When Laura Nixon talks about Longmont’s growth, she starts with a dirt road. Her parents built their family home here in 1987, when friends wondered why they had chosen a place so far from the action. For Laura and her younger brother, Tim Walker, today’s restaurants, neighborhoods, and busy downtown sit alongside memories of a very different town.

That history shapes the first episode of Our Kind of Colorado. Tim, Five Four’s managing broker and owner, and Laura, an associate broker, discuss what is changing in Longmont and Niwot and what they hope stays familiar. Their conversation moves from a consequential local vote to where Laura would take you for dinner.

What Niwot’s incorporation debate is really about

Tim and Laura see a familiar tension in the incorporation discussion: the appeal of more local control, and the responsibility of paying for and running a municipality. Laura understands why residents would want a stronger say in roads, services, and land use. She also questions how a small community would manage the costs.

For clarity, the proposal discussed in this episode concerns incorporation, rather than annexation into another city. The Niwot Election Commission lists the incorporation and charter commission election for November 3, 2026, alongside fiscal ballot issues. Its official ballot materials are the place to check the precise proposals.

The hosts also discuss what a change in local government could mean for real estate. Those comments are their views, not a forecast. The election outcome alone cannot tell a buyer what an individual home will be worth. The useful questions are more specific: what services would change, what costs would apply to this property, and how would those changes affect living there?

The Longmont they remember, and the one they enjoy now

For Tim and Laura, downtown Longmont is one of the clearest examples of change. They recall looking toward Boulder for things to do when they were younger. Now, the conversation turns easily to Longmont’s restaurants and places to meet friends.

Laura is watching the mix of housing being built and how that could shape the choices available to future buyers. Tim keeps returning to the experience of living here: the space a home offers, the amenities nearby, and the life someone wants outside their front door. Rather than treating Longmont and Niwot as interchangeable alternatives to Boulder, they describe communities with their own rhythms.

For someone considering a move, that is a useful way to explore. Spend time on the streets around a prospective home. Try the everyday trip to work or the shops. Compare the property and its location with what you will actually use, rather than relying on a citywide price comparison.

A few places from their own list

The episode ends where many family conversations do: food. Laura names West Side Tavern as a favorite for a date night and a good meal. In Niwot, Tim is quick to make his enthusiasm for Abo’s Pizza known. Laura also talks about the little shops, restaurants, and annual pumpkin celebration that give Niwot its small-town feel.

Those details help explain why this is more than a market conversation for them. They have family memories here, places they return to, and a personal interest in how the communities grow.
